The WEST ANGELES HOMEOWNERSHIP AND INVESTMENT CENTER targets minority renters of South Los Angeles, between
the ages of 22 and 62 with an annual household income of $30,000 to $100,000.
The Homeownership and Investment Center currently conducts thirteen (13) hours of certified training in
homeownership, investing in real estate and asset management. Our modules cover the following topics: Using
Your Equity, Real Estate Investment Strategies, Leaving a Legacy, Leveraging Your Own Equity, Potential Uses
of Equity, Southern California Market Comparison, Shopping for a Home, Mortgage Loan Process, Protecting Your
Asset, Foreclosure Prevention, Keys for Successful Money Management.
The three (3) week course curriculum is based on Department of Housing and Urban (HUD) Development Standards
and nationally recognized training leader Neighborhood Reinvestment Institute. In addition to HUD and
Neighborhood Reinvestment Institute Certified staff of WACDC, a host of local partners such as local real
estate, lending, and contracting companies will participate in the educational process.
In 2003, WACDC Homeownership and Investment Center graduated 300 individuals; ten percent (10%) were able
to purchase homes. On average currently, approximately six percent (6%) of graduates are able to qualify
to become homeowners immediately without credit repair.
Overview of Homebuyer Education
Homebuyer Education and Training Courses teach community members the steps required to purchase and
maintain a home. Participants are provided with financial consultation to assist them in obtaining
their goal of homeownership. The Housing Department holds these 13 hour programs monthly.
The Homebuyer Education program is being taught in organizations across the country and is being
used to turn thousands of prospective homebuyers into satisfied homeowners.
