WACDC Property Management (WACDCPM) is active throughout South Los Angeles. The strong reputation that WACDCPM has earned in the management of residential properties has allowed it to build a high level of confidence and regard by its partners and residents.

Regional Offices
The WACDCPM philosophy of "hands-ons" professional management has been accomplished by working closely with its residents to ensure its properties are always in first-rate condition.

Staff
WACDCPM keeps pace with its growth by implementing new system techniques and adding experienced personnel essential to maintaining its high level of management control. The staff includes a Regional Manager, a LIHTC Compliance Monitor/Trainer, Certified Property Managers, Certified Apartment Managers, and Certified Public Accountants. Its staff includes specialists in all phases of property management.

Operations
Management operations are centralized. The Regional Manager works with site managers and staff on a day-to-day basis and reports directly to the Housing Director. Site visits are made weekly or bi-weekly by designated staff.

Training
Sites are provided with an operations manual outlining administrative procedures. In addition, WACDCPM employees receive on-going training throughout the year. Attendance at professional seminars, as well as corporate and on-site training, keeps property personnel abreast of management guidelines and new techniques.

Systems
Invoices and collected rents are processed weekly through an automated system providing up-to-date financial information, including balance sheets, and income and expensive statements. Rent collections are controlled through the use of preprinted statements and processing of delinquency reports weekly.

Budgets
Budgets are prepared prior to the commencement of each fiscal year. Upon approval, the annual budgets define property operations and are an integral part of the monthly financial reports. Financial statements and budgets are monitored on a monthly basis.

High quality customer service is a crucial piece of property management. Responsiveness to our customers, our residents, is unparalleled within the industry. Resident involvement in our communities is encouraged and ranges from social events to organized resident meetings with management. It often includes social service programs to meet the special needs of different resident populations.
